Baldwin County April 2026 Traditional Residential Housing Report

According to Baldwin REALTORS Multiple Listing Service data, in Baldwin County’s “Traditional Residential” market, the average residential sales price was $415,041 in April 2026, compared to $407,579 in April 2025. Properties spent slightly more time on the market, with average days on market increasing to 75 days, compared to 70 days a year ago. Closed residential sales remained relatively steady year over year, with 396 properties sold in April 2026, compared to 479 in April 2025. Total residential sales volume reached $164,356,334, compared to $195,230,456 last year. New residential listings increased modestly, with 718 new listings added in April 2026, compared to 690 in April 2025. Traditional land sales reflected slightly lower pricing and sales activity year over year. In April 2026, 65 land parcels sold, generating $10,552,985 in total sales volume, compared to 68 parcels totaling $11,852,714 in April 2025. The average land sales price decreased to $162,353, down from $174,304 last year, while average days on market increased to 185 days, compared to 152 days in April 2025. New land listings declined from 151 to 127 year over year.
