Baldwin County August Housing Report

Real estate continues to move quickly on and off the market in Baldwin County, but the number of sales is showing a slight slowdown. Baldwin REALTORS Multiple Listing Service (MLS) reports a major year-over-year decrease in average days on market (DOM) in August for both “Resort” and “Traditional Residential” areas, as well as decreases in both areas in the total number of closed sales. “Resort” saw an 81.6% decrease in average DOM, going from 189 days in August 2020 to just 36 days last month. “Traditional Residential” also saw a drop, at only 22 DOM this past month—a 69.4% decrease from 2020. However, where August 2020 saw 860 properties sold, there were only 814 properties sold last month. Additionally, this is the second month in a row with a decrease in the number of sales from the previous month: July 2021 saw 844 properties sold, while June 2021 saw more than 1,000 sold. While these decreases are not severe, it is mimicking a trend seen nationally, MLS commented. Another local statistic that also continues to be in line with the national trends is that “Average Sales Price” continues to rise. “Resort” had the greatest increase at 29.1% in comparison to August 2020.
