Baldwin County December 2024 Real Estate Update

According to Baldwin REALTORS Multiple Listing Service (MLS) statistics, Baldwin County listings saw an increase in closed sales and average sales prices in December 2024. As an entire county, property sales increased by 97 units. Additionally, the “Resort” properties experienced a 4.5% increase in average sales price at $795,077, while “Traditional Residential” properties increased by 6.7% to $425,624. “Resort” also reported average days on market at 95 days, a 26.7% increase from the previous year. Total properties sold reduced by just three units in this area of the county, resulting in 133 closings during December 2024. However, the submarket also experienced more new listings than the year prior, from 173 properties added in December 2023 to 202 listings added in this past month. “Traditional Residential” saw an average days on market increase of 23 in the year-over-year comparison, going from 49 days in December 2023 to 72 days this past month. 395 properties sold in this area, which was a 100-unit increase from the year prior. The amount of new inventory added this month also increased by 22.9% for the submarket at 381 listings added.
