Baldwin County February 2024 Housing Report

The Baldwin REALTORS Multiple Listing Service reports a year-over-year decrease in Baldwin County’s closed sales for February. Total sales volume for the county also decreased by 21.6% from $252.6 million in February 2023 to $197.9 million in 2024. For properties in the “Traditional Residential” category, a total of 309 sold last month, compared to 359 in February 2023. Average sales price increased by 1% from February 2023, with an average of $400,479 for these properties. Average days on market (DOM) are 58, a 6.5% decrease from 2023’s 62 DOM. The “Resort” area saw a total of 113 properties sold, compared to 144 in February 2023—a 21.5% decrease. Average sales price dipped by 14.3% to $656,195. Average DOM increased 12.3%, with 82 DOM in comparison to February 2023’s 73 DOM.
