Baldwin County February 2025 Housing Report

 Baldwin REALTORS Multiple Listing Service reports a year-over-year increase in closed sales for February. Total sales volume also increased by 13.1% from $176,914,696 in February 2024 to $200,130,713 this past month. For “Traditional Residential” properties, 320 sold last month, compared to 272 in February 2024. Average sales price remained almost flat with only a $35 decrease: $407,494 last month compared to $407,529 in February 2024. Average days on market were reported at 75, a 27.1% increase from 2024’s 59. The “Resort” area saw a total of 93 properties sold, compared to 101 in February 2024—an 8% decrease. Average sales price rose by 14.6% to $749,811. Average days on market increased 64.1% in this area, with 133 in comparison to February 2024’s 81.
