Baldwin County February 2026 Traditional Housing Report

According to Baldwin REALTORS Multiple Listing Service data, traditional residential markets experienced shifts in pricing, sales activity, and inventory compared to February 2025. In “Traditional Residential,” the average residential sales price was $402,937 in February 2026, slightly lower than the $406,904 in February 2025. Properties spent less time on the market, with average days on market decreasing to 69 days, compared to 74 days a year ago. Closed residential sales increased year over year, with 355 properties sold in February 2026, compared to 323 in February 2025. Total residential sales volume rose to $143,042,831, up from $131,430,114 the previous year. New residential listings increased, with 614 new listings added in February 2026, compared to 567 in February 2025. “Traditional Residential” land sales reflected higher pricing alongside a slight decline in sales activity. In February 2026, 58 land parcels sold, generating $15,183,950 in total sales volume, compared to 69 parcels totaling $14,231,933 in February 2025. The average land sales price increased to $261,792, up from $206,259 last year, while average days on market decreased to 139 days, compared to 152 days in February 2025. New land listings declined from 164 to 132 year over year.
