Baldwin County February Real Estate Update

Baldwin REALTORS Multiple Listing Service reports February 2023 year-over-year increases in average sales price and days on market (DOM), while experiencing decreases in closed sales and new inventory. Total sales volume for the county decreased by 23.4% from $326,577,769 in February 2022 to $250,299,343 this past month. For “Traditional Residential” properties, a total of 356 sold last month, compared to 483 in February 2022. Average sales price increased by 16.7% from February 2022 with an average of $396,069 for properties in this area. Average DOM were 62, a 82.4% increase from 2022’s 34 DOM. “Resort” properties experienced very similar trends this month to “Traditional Residential”: A total of 142 properties sold, compared to 267 in February 2022, a 46.8% decrease. Average sales price continues to rise, with this month’s average at $769,708. Average DOM increased 65.9% in this area from February 2022, with 73 versus 44.
