Baldwin County February 2026 “Resort” Housing Report

According to Baldwin REALTORS Multiple Listing Service data, the county’s “Resort” market experienced shifts in pricing, sales activity and inventory compared to February 2025. In February 2026, the area reported an average residential sales price of $925,360, up from $740,463 in February 2025. Properties spent approximately the same amount of time on the market, with average days on market at 131, compared to 133 days a year ago. Closed residential sales increased year over year, with 122 properties sold in February 2026, compared to 96 in February 2025. Total residential sales volume rose significantly to $112,893,968, up from $71,084,499 last year. New residential listings declined slightly, with 330 new listings added in February 2026, compared to 347 in February 2025. “Resort” land sales showed increases in both pricing and sales activity year over year. In February 2026, 11 land parcels sold with a total sales volume of $3,085,500, compared to eight parcels totaling $1,871,000 in February 2025. The average land sales price increased to $280,500, up from $233,875 last year, while average days on market increased to 146 days, compared to 88 days in February 2025. New land listings declined from 25 to 16 year over year.
