Baldwin County January 2025 Housing Report

Baldwin REALTORS Multiple Listing Service reports a year-over-year decrease in the total number of closed sales for January 2025 by 15 properties when compared with January 2024. However, the total number of Baldwin County properties listed for sale in January 2025 increased by 26 units. The “Resort” area saw 103 properties sold last month, compared to 113 in January 2023—an 8.8% decrease. There were 322 new listings added in January, an eight-unit increase from 2024. Average sales price increased by 9.1% to $801,691. Average days on market also increased by 30 days, from January 2024’s 68 days to 98 days last month. For “Traditional Residential,” a total of 285 sold last month, compared to 290 in January 2024. New listings also increased by almost 20 properties from 2024, resulting in 559 for-sale properties added last month. The average sales price of properties in this area saw an increase of 11.8% month-over-month, and the time a property remained on market increased by 14 days from January 2024’s 60-day average.
