Baldwin County January Real Estate Update

Baldwin REALTORS Multiple Listing Service reports a year-over-year decrease in the total number of closed sales in Baldwin County for January 2024 by 16 properties when compared with January 2023. However, the total number of properties listed for sale in January 2024 increased by 114 units. The “Resort” area of Baldwin County saw a total of 112 properties sold last month, compared to 134 in January 2023—a 16.4% decrease. Three hundred fourteen new listings were added in the first month of this new year, which is a 16.7% increase from 2023. Average sales price decreased slightly by 1.8%, resulting in $736,148. Average days on market also decreased by two days, going from January 2023’s 71 days to 69 days last month. For “Traditional Residential” properties, a total of 287 sold last month, compared to 281 in January 2023. New Listings also increased by almost 70 properties from 2023, resulting in 556 added last month. The average sales price of properties in this area saw a miniscule increase of 1.2% month-over-month. The amount of time a property remained on market increased by eight days from January 2023’s 52-day average.
