Baldwin County January Real Estate Update

The Baldwin REALTORS Multiple Listing Service reports year-over-year decreases in the total number of properties sold in January 2023 for both “Resort” and “Traditional Residential” areas of the county, as well as significant percentage increases for average days on market (DOM). “Resort” saw a total of 131 properties sold last month, compared to 232 in January 2022, a 43.5% decrease. Average DOM increased by 67.4%, with 72 days in comparison to January 2022’s 43. However, average sales price increased by 15.1% to $728,605. For “Traditional Residential,” a total of 278 sold last month, compared to 430 in January 2022. Listings in this area stayed on market longer than the year prior, with this month’s 52 days being an all-time high since February 2021’s 56 days. Average sales price saw a slight increase in year-over-year comparison, but it sits slightly lower than the most recent monthly reports.
