Baldwin County July 2026 “Resort” Housing Report

Baldwin County’s housing market showed shifting conditions in July, with higher average pricing in the “Resort” market alongside fewer closed sales and new listings compared to the same time last year. In July 2026, the area reported an average residential sales price of $836,017, up from $764,005 in July 2025. Properties spent more time on the market, with average days on market increasing to 122 days, compared to 104 days a year ago. Closed residential sales decreased year over year, with 175 properties sold in July 2026, compared to 210 in July 2025. Total residential sales volume reached $146,302,914, compared to $160,441,066 last year. New residential listings also declined, with 263 new listings added in July 2026, compared to 313 in July 2025.
