Baldwin County July 2026 “Traditional Residential” Housing Report

Baldwin County’s housing market showed shifting conditions in July. Traditional residential activity also slowed year over year, while properties in that market spent slightly less time on the market. In “Traditional Residential,” the average residential sales price was $398,711 in July 2026, compared to $495,085 in July 2025. Properties spent slightly less time on the market, with average days on market decreasing to 78 days, compared to 83 days a year ago. Closed residential sales totaled 619 properties in July 2026, compared to 804 properties in July 2025. Total residential sales volume reached $246,801,863, compared to $398,048,140 last year. New residential listings declined, as well, with 730 new listings added in July 2026, compared to 788 in July 2025.
