Baldwin County June 2025 Housing Report

Baldwin REALTORS Multiple Listing Service reports year-over-year decreases in average sales price for both the “Traditional Residential” and “Resort” markets for Baldwin County, along with increases in average days on market. In “Resort,” the average sales price fell 4.54% from June 2024 to $763,669. Listings spent significantly more time on the market, averaging 104 days, compared to 86 days in June 2024. Despite price decreases, the area saw a boost in activity with 173 properties sold, up from 142 the previous year, and 264 new listings, a slight increase from 253. In “Traditional Residential,” average sales price dipped 0.59% year-over-year to $409,488, with homes spending an average of 59 days on the market, just one day longer than in the previous year. The market was notably more active than in June 2024, with 699 new listings (up from 570) and 459 properties sold, compared to 495 last year.
