Baldwin County June 2026 Resort Area Housing Report

According to Baldwin REALTORS Multiple Listing Service data, the latest figures point to continued buyer demand as inventory levels remained relatively stable across the county. In June 2026, the “Resort” area reported an average residential sales price of $747,105, up slightly from $738,713 in June 2025. Properties spent more time on the market, with average days on market increasing to 109, compared to 100 days a year ago. Closed residential sales increased significantly year over year, with 246 properties sold in June 2026, compared to 198 in June 2025. Total residential sales volume rose to $183,737,879, up from $146,265,248 last year. New residential listings remained relatively steady, with 305 new listings added in June 2026, compared to 312 in June 2025. “Resort” land sales reflected stronger pricing despite a slight decline in sales activity. In June 2026, 15 land parcels sold with a total sales volume of $6,667,250, compared to 17 parcels totaling $4,162,777 in June 2025. The average land sales price increased to $444,483, up from $244,869 last year, while average days on market increased to 227 days, compared to 65 days in June 2025. New land listings declined from 38 to 27 year over year.
