Baldwin County June 2026 Traditional Residential Housing Report
According to Baldwin REALTORS Multiple Listing Service data, the latest figures point to continued buyer demand as inventory levels remained relatively stable across the county. In Baldwin County’s “Traditional Residential” market, the average residential sales price increased to $418,446 in June 2026, compared to $401,867 in June 2025. Properties spent slightly more time on the market, with average days on market increasing to 63 days, compared to 59 days a year ago. Closed residential sales remained virtually unchanged year over year, with 441 properties sold in June 2026, compared to 440 in June 2025. Total residential sales volume increased to $184,535,022, up from $176,830,376 last year. New residential listings remained steady, with 634 new listings added in June 2026, compared to 643 in June 2025. “Traditional Residential” land sales reflected a slight decline in pricing and sales activity compared to last year. In June 2026, 68 land parcels sold, generating $10,197,750 in total sales volume, compared to 72 parcels totaling $11,911,010 in June 2025. The average land sales price decreased to $149,966, compared to $165,430 last year, while average days on market improved to 134 days, down from 163 days in June 2025. New land listings increased from 113 to 125 year over year.
