Baldwin County June Real Estate Update

BALDWIN COUNTY, Ala. — Baldwin REALTORS Multiple Listing Service (MLS) reports decreases this past month (from June 2021) in the total sales volume for the “Resort” and “Traditional Residential” areas, as well as the number of properties sold. However, both markets of the county experienced average sales price increases, with homes selling quickly. For “Resort,” a total of 245 properties sold last month, compared to 303 in June 2021. The average sales price topped $700K for the second month in a row, at $707,951. But, even with higher sales prices, the sales volume decreased by $5,266,661 year-over-year. Average days on market (DOM) decreased, from 37 days in June 2021 to only 22 days this past month. For “Traditional Residential,” a total of 527 properties sold last month, compared to 754 in June 2021. Sales volume for this area also decreased by almost $45 million from the year prior, even with a 17.25% increase in average sales price for June 2022. Average DOM for “Traditional Residential” matched that of “Resort” at 22, compared to 28 days a year prior.
