Baldwin County May 2025 Real Estate Update

Baldwin County home prices fell for the second consecutive month. Baldwin REALTORS Multiple Listing Service reports year-over-year decreases in average sales price for both “Traditional Residential” and “Resort/Island” markets in the county. Both types of real estate experienced decreases in average sales price and increases in days on market. In the “Resort” area of Baldwin County (all of Orange Beach, Fort Morgan and anything in Gulf Shores south of Canal Road), average sales price saw a 2.4% decrease from May 2024, resulting in an average of $734,248. Listings spent more time on the market at an average of 125 days, compared to 77 days the year prior. A decrease was reported in total closed sales as 167 properties sold in May 2025, compared to 179 in May 2024. In “Traditional Residential,” average sales price experienced a 6.5% decrease from May 2024 at $408,398. Properties stayed on market longer at an average of 65 days, which is nine more days than the average a year ago. Additionally, there were 69 more new listings added to the market and 55 more properties sold in this area of the county than last year.
