Baldwin County November Housing Report

New property inventory and amount sold in Baldwin County both saw double-digit increases in comparison to this time last year, according to Baldwin REALTORS Multiple Listing Service (MLS) statistics. Baldwin MLS reports a 14.6% increase in new inventory compared to November 2020. Combined, the “Traditional Residential” and “Resort” areas saw a total amount sold of $289,911,985, a 51.2% increase compared to $191,705,432 in November 2020. “Traditional Residential” saw encouraging trends in all reported categories. Average sales price was a 17.6% increase in year-over-year comparison. Total properties sold in this area were 472, a 12.7% increase from November 2020, with 419 closed sales. Properties averaged 28 days on market, which was a 52% decrease from 2020. The amount of new inventory also increased by almost 8%. “Resort” jumped almost 32% in average sales price compared to November 2020. Closed home sales also climbed more than 40% year over year, increasing to 204 from 145. Homes continue to move quickly, with only 41 days on the market in 2021, while 2020 saw a 30-day difference at 71. New inventory also increased by 34.1% year over year.
