Baldwin County October 2024 Housing Report

According to Baldwin REALTORS Multiple Listing Service statistics, October 2024 saw an $18.3-million increase in total dollar amount of properties sold in a year-over-year comparison with October 2023. This is largely due to the incremental increases in average sales price in both the “Traditional Residential” and “Resort/Island” markets of Baldwin County. Additionally, the county experienced a gain of 13 property closings from October 2023 to October 2024. “Resort/Island” reported an average sales price for October at $772,927—an 8.6% increase from the previous year. Listings spent an average of 128 days on market compared to 66 days in October 2023. However, closed sales decreased from 149 properties sold in October 2023 to 133 in October 2024. “Traditional Residential” saw an average sales price increase of 6.1% in the year-over-year comparison—from $408,110 in October 2023 to $433,085 this past month. Properties spent an average of 68 days on market, which was 19 days longer than the year prior. Closed sales also increased by 8% in this submarket resulting in 29 more properties sold than this month last year.
