Baldwin County October Housing Report

According to Baldwin REALTORS Multiple Listing Service statistics, October saw only 675 closed sales, an 11.4% decrease compared to 762 in October 2020. Conversely, the “Resort” area of Baldwin County saw a 16.4% increase in closed sales from the year prior. The same area reported other positive trends including an average sales price of $572,656, an 11.6% increase from the previous year. Listings spent an average of 29 days compared to 73 days on the market in October 2020 and added 256 new listings to its inventory, which is a 30% increase from last year. While Baldwin County’s “Traditional Residential” area did not see an increase in closed sales last month, all other statistics reported positively. Average sales price increased by 19.1% in the year-over-year comparison, and properties spent an average of 24 days on the market, which was 37 days fewer than the year prior. The amount of new inventory also increased by 2%.
