Baldwin County Realtors September 2024 Update

Baldwin REALTORS Multiple Listing Service reports a 12.4% year-over-year increase in new listings in Baldwin County for September. However, the number of closed sales decreased and average days on market increased for both the “Traditional Residential” and “Resort/Island” submarkets. Additionally, “Traditional Residential” saw slight average sales price increases, while “Resort/Island” experienced a dip in sold prices. In “Resort,” average sales price saw an 8.7% decrease from September 2023 to $620,654. Listings spent more time on market at an average of 109 days, compared to 69 days the year prior. A decrease was reported in total closed sales, as only 96 properties sold, compared to 148 in September 2023. In “Traditional Residential,” average sales price experienced a 4.9% increase from September 2023 at $407,637. However, properties in this area stayed on market longer at an average of 69 days, which is 21 more days than the average a year ago, and there were 63 fewer closings in comparison with the previous year. “Traditional Residential” experienced an increase in new listings from September 2023 at 580 properties versus 479.
