Baldwin REALTORS October 2025 Housing Report

Baldwin REALTORS Multiple Listing Service reports decreases in average sales price for both the “Resort” and “Traditional Residential” markets in the county. Properties across the county also spent slightly longer on the market compared to the same period last year. In “Resort,” the average sales price decreased by 4.5% compared to October 2024, resulting in an average of $738,077. Listings stayed on the market an average of 133 days, up from 128 days a year ago. The number of new listings dropped slightly from 251 in October 2024 to 240 in October 2025, while 139 properties sold this month, compared to 133 during the same period last year. In “Traditional Residential,” the average sales price fell by 4.8%, from $432,183 in October 2024 to $411,406 this year. Properties averaged 64 days on market, a small improvement from 68 days the previous year. The market saw an increase in both new listings and closed sales—665 new listings (up from 535) and 412 properties sold (compared to 394 last year)—suggesting buyer activity remains solid.
