December Realtors MLS Updates
According to the Baldwin REALTORS Multiple Listing Service (MLS), both new inventory and closed sales for December 2022 decreased in comparison with December 2021 data, and properties remained available on the market for more days than the year prior. Altogether, the county saw a total amount of $218,205,529 in closed sales, a 42.8% decrease compared to $381,170,968 in December 2021. With a minor decrease from December 2021, the average sales price for the “Resort” area of the county was $656,426, and 43 fewer properties were added in new inventory than in December of the previous year. December 2022 had 162 new listings, and December 2021 had 205. Listings spent more time on the market at an average of 69 days compared to 41 days the year prior. Additionally, total properties sold for this area also decreased by 49.4% to 135 compared to December 2021’s 267 properties. The “Traditional” residential area saw an average sales price increase by 9.1% in year-over-year comparison. However, the number of new properties on the market for December 2022 was 345, which was 81 fewer properties than the previous year. Total properties sold for this area were 337, a 42% decrease from December 2021’s 581 closed sales. “Traditional” properties also spent 16 days longer on the market at an average of 49 days.
The Mobile Area Association of REALTORS Gulf Coast MLS reports an increase in the median sold price in Mobile County in December 2022 to $205,500, which is a 2.75% increase compared to November 2022. The list-to-sold price percentage decreased by 0.45%, and months of inventory increased to 1.73. There was also an increase in the median days on the market to 23 days, a 35.29% increase from the previous month.
