May 2024 Housing Report For Baldwin County

Baldwin REALTORS Multiple Listing Service reports matching year-over-year trends for May 2024’s “Traditional Residential” and “Resort/Island” markets in the county. Both experienced increases in average sales price and days on market, while the number of closed sales decreased. In “Resort/Island,” average sales price saw a 4.5% increase from May 2023, resulting in an average of $748,253. Listings spent more time on the on market at an average of 78 days, compared to 68 days the year prior. A decrease was reported in total closed sales as 176 properties sold in May 2024, compared to 200 in May 2023. In “Traditional Residential,” average sales price experienced a 9.8% increase from May 2023 at $440,222. Properties stayed on market longer, with an average of 56 days, which is six more days than the average a year ago. Additionally, there were six fewer new listings added to the market, and 31 fewer properties sold in this area than last year.
