Baldwin County August 2026 “Resort” Housing Report

Baldwin County’s housing market showed mixed year-over-year trends in August, with the “Resort” area experiencing fewer closed sales and a lower average sales price compared to last year. According to Baldwin REALTORS Multiple Listing Service data, in August, the area reported an average residential sales price of $776,553, compared to $829,364 in August 2025. Properties spent less time on the market, with average days on market decreasing to 107 days, compared to 116 days a year ago. Closed residential sales declined year over year, with 156 properties sold in August 2026, compared to 185 in August 2025. Total residential sales volume reached $121,142,217, compared to $153,432,296 last year. New residential listings also decreased, with 288 new listings added in August 2026, compared to 299 in August 2025.
