Baldwin County June Housing Report

Baldwin Realtors reports year-over-year increases in average sales price, total closed sales and total amount sold for properties in its “Traditional Residential” areas. However, properties in its “Resort” areas saw a decline from June 2022’s market in these categories. “Traditional Residential” had a 5.2% increase in average sales price at $405,946. Properties stayed on the market an average of 49 days, which is 28 more days than the average a year ago. For the first time in several months, total closed sales surpassed the previous year’s number at 559 units sold (in comparison to 540 units sold in June 2022). There was only a six-property decrease from the year prior in new inventory added within the month. Resort/island-based properties saw a 4.2% decrease from June 2022 in average sales price, resulting in $680,028. Listings spent more time on the market at an average of 68 days, compared to only 21 days the year prior. A decrease was also reported in total closed sales, as 213 properties were sold in June 2023, compared to 248 in June 2022. New inventory added in this area of the county last month was 72 fewer than the year before.
