Baldwin County March 2024 Real Estate Update

Baldwin REALTORS Multiple Listing Service reports that almost 1,100 new listings were added during March. This is a significant 12.8% increase from a year-over-year comparison with March 2023. The “Resort” area of Baldwin County reported decreases in average sales price and total closed sales. Average sales price saw a 3.5% decrease from March 2023, resulting in an average of $701,438. Additionally, total closed sales dropped, as 142 properties sold in March 2024, compared to 191 in March 2023. Listings spent more time on the market, at an average of 91 days, compared to just 81 days the year prior. New listings added to “Resort” were 368, which is 39 more than in March 2023. Unlike “Resort,” “Traditional Residential” experienced a slight increase in average sale price of 2.5% from March 2023 at $390,858. Properties also stayed on market longer with an average of 61 days, which is five more days than the average a year ago. Total closed sales for this area of the county reported a loss of 39 properties from the previous year at 452 properties sold. However, new listings increased by 85 properties year-over-year, resulting in 724 new “Traditional Residential” homes on the market.
