Baldwin County May 2026 Residential Housing Report

According to Baldwin REALTORS Multiple Listing Service data, the latest figures reflect continued buyer demand across the county. In “Residential,” the average residential sales price increased to $416,048 in May 2026, compared to $401,866 in May 2025. Properties spent less time on the market, with average days on market decreasing to 57 days, down from 66 days a year ago. Closed residential sales totaled 431 properties in May 2026, compared to 463 properties in May 2025. Despite fewer transactions, the market continued to demonstrate pricing strength, with total residential sales volume reaching $179,316,819, compared to $186,064,294 last year. New residential listings declined slightly, with 575 new listings added in May 2026, compared to 612 in May 2025.
