Baldwin County November 2025 Housing Report
Baldwin REALTORS Multiple Listing Service reports longer market times across both segments, alongside increased closed sales compared to November 2024. In the “Resort” area, the average residential sales price decreased from $958,356 in November 2024 to $675,760. Properties spent 141 days on market, up from 122 the previous year. New residential listings dipped from 226 to 215. A total of 132 “Resort” residential properties sold, compared to 92 last year, producing $89,200,331 in total residential sales volume. The “Resort” land market also softened year-over-year. The average land sales price declined from $550,027 to $366,726, while days on market increased from 89 to 155. New land listings rose from 18 to 25, and 15 land parcels sold this month—up from nine last year—generating $5,500,900 in land sales volume. In the “Traditional Residential” area, the average sales price increased from $378,738 in November 2024 to $396,403 this year. Properties averaged 71 days on market, compared to 60 days last year. New listings rose from 463 to 515, and 366 residential properties sold, up from 333 last year. These sales totaled $145,083,636, compared to $126,119,885 in 2024. The “Traditional” land market also saw notable growth. The average land sales price increased from $151,899 to $182,972, and days on market saw a slight rise from 125 to 129. New land listings increased from 91 to 95, and 72 land parcels sold in November—a strong jump from 51 the previous year—resulting in $13,174,001 in total land volume.
