Baldwin County Year-Over-Year 2024 Housing Report

Baldwin REALTORS Multiple Listing Service has released its year-over-year residential real estate report, comparing the 2024 Baldwin County market to that of 2023. The key market trends reflect a slight cooling from the previous year’s activity. But, while sales volume and overall transactions decreased, the market remains robust with consistent property values and strong listing activity. A total of 6,396 properties sold in Baldwin County last year, a 511-unit decrease from the year prior’s 6,907 properties sold. With a lack of transactions, the total revenue for Baldwin County’s residential real estate industry decreased by approximately $240 million. Average days on market also saw a slight uptick due to the slower pace, but this trend allows for more strategic decision-making by both buyers and sellers. Though sales slowed, there were 10,266 total new residential listings with effective dates in 2024, compared to only 9,725 in 2023. This 5.6% increase signals ongoing interest from sellers, providing buyers with a wider range of options. Additionally, Baldwin County’s average sales price made a very steady increase of 0.2% to $493,753, providing homeowners and property investors with confidence in their growing equity.
