Baldwin County November Housing Report

According to Baldwin REALTORS Multiple Listing Service (MLS) statistics, Baldwin County listings saw a 19-day increase in average days on market, increasing from an average of 43 days in November 2022 to 62 days in November 2023. “Traditional Residential” properties in Baldwin County experienced an average of 54 days on market, while the “Resort” properties sat at an average of 86 days on market. “Traditional Residential” saw an average sales price increase of 2.5% in the year-over-year comparison, from $391,565 in November 2022 to $401,446 this past month. 302 properties sold in this area, which was 65 fewer properties than in the year prior. However, new inventory added to the market this month increased by 6% for “Traditional Residential,” with 445 added. “Resort” reported an average sales price of $768,553, a 4.8% decrease from the previous year. Total properties sold reduced by 27, resulting in 98 closings for this area of the county during November 2023. But “Resort” market also experienced more new listings than the year prior, increasing from 178 properties added in November 2022 to 211.
