Baldwin County March Housing Report

BALDWIN COUNTY, Ala. — Baldwin REALTORS Multiple Listing Service reports a 2.5% decrease in total closed sales for Baldwin County year-over-year for March. The “Resort” area of Baldwin County, which includes all of Orange Beach and Fort Morgan, plus everything in Gulf Shores south of Highway 180, had an average sales price of $658,236 for March 2022—a 16.9% increase from 2021. Properties stayed active on the market for an average of 37 days, which is 32 less days than last year’s average. Only 323 properties sold, compared to 403 properties in March 2021. Due to this decrease, the total dollar amount of sold properties dropped to $212,610,523, an approximately $14 million decrease from March 2021. The “Traditional Residential” properties in Baldwin County, which include everything outside the “Resort” areas, have not yet felt the effects of the changing market conditions, as this area of the county saw a 9.7% increase in the total number of closed sales and a 30% increase in total dollar amount sold. The average sales price of $371,022 increased 18.4% from March 2021’s $313,322 average. Average days on market for this area of the county continues to be short, with this month reporting at 33 days—a 26.7% decrease from March 2021’s 45 days.
